Know What You Want

Before you start the home search in earnest, know what you want. Make a list of the ideal qualities. Do you want a pool? Do you want a big kitchen with a large center island? Do you want a 3-car garage?  How many bedrooms/baths?  Single story… or multi?

Start making this list and be sure to give it to your agent when you start the house hunting process. 

Along with knowing qualities that you want, know what you can spend on this home. Nothing makes you fall out of love quicker than a pricey and stressful mortgage payment each month. Spend Time Searching

Anything worth having takes some time. Contrary to what all the Hallmark movies and romantic novels depict, you can’t expect the perfect match to fall into your lap. It’s going to take some work. You need to be willing to put in some time and effort looking up homes and going to see them in person. 

Doing some extra research on the location and the community is also important. 

Just as you wouldn’t blindly jump into a relationship with someone you know nothing about, you’ll want to do a lot of research to find your dream home, one that you can live in for a long time. 

Choosing the right real estate agent to guide you through the process instead of going it alone is another wise decision.  Since you are entrusting one of the most significant decisions you will ever make to a professional you may or may not know, be sure you have checked him/her out beforehand.

What’s important?

• Do they have a proven track record of successful transactions?
• Are they online marketers?  Do they know how to set you up with online searches to find that perfect home?
• Are they full-time in the real estate business and able to jump at a moments notice to show you the most recent listing that just hit the market?
• Do they have an online list of testimonials from satisfied clients?
• Are they well connected in the community?  Many great deals are found through networking.

So you get the point… do your homework :) 

Make a Solid Offer

Did you find the right home? Don’t just sit around – make an offer! The longer you wait, the more likely it is to get snatched up by someone else. Playing “hard-to-get” games by waiting for a reduction in the price or by making super low offers may not get you what you want.
